Preconstruction Manager

General Overview 

The Preconstruction manager is responsible for fulfilling customer needs and client satisfaction while determining costs associated with commercial projects through budgets, design-build, design-assist and hard bid estimates. The preconstruction manager will also lead the transition from pre-construction to project management.  


Location: Denver, Colorado

  • Establish and maintain relationships with existing and new clients. 

  • Provide budgets, plan and spec, design-build and design-assist proposal to clients. 

  • Send all proposals out on-time.  

  • Manage bid schedules and workloads for estimating team.  

  • Organize and lead the transition meeting between the project operations team and the preconstruction team. 

  • Ensure estimates are complete and reflect all that is required to build the project.  

  • Assure that potential risk factors have been evaluated and reviewed with senior management. 

  • Update the “Estimate Tracking” spreadsheet to track hit-ratio with projects that were bid each week and projects that were awarded.   

  • Contribute in a meaningful way to value engineering and alternatives in proposals.  

  • Develop new supplier and subcontractor relationships as required to achieve the goals of the project.  

  • Update awarded and high-probability sheet with projected manpower. 

  • Utilize Accubid and LiveCount to accurately identify project costs.  

  • Send material out for vendor and subcontractor quotes.  

  • Create accurate and detailed proposals to send to customers.   

  • Participate in project turnover meetings with Project Manager, Field Ops and Project Foreman. 

  • Create initial budget with PM and foreman, which will be input into PM software and used for tracking actual data against budget. 

  • Review your subcontractor and vendor supplier quotes with Project Manager.  

  • Support Management! Get them information and data to better track their projects.  

  • Advise on new best practices. 



  • Minimum 5+ years in electrical estimating or preconstruction role required.   

  • Minimum 3 years leadership experience with a team of 2 or more required.  

  • Proficiency in Microsoft office required. 

  • Proficiency in Accubid required. 

  • Experienced and comfortable with bidding commercial jobs ranging from $200K - $7M required. 

  • Design-Build and Design-Assist experience required.  

  • Proficiency with Bluebeam required. 

  • Excellent written and oral communication skills required. 

  • Ability to pass a drug and background check required. 

  • Proficiency with database management preferred.  

  • Journeyman’s license or construction management degree preferred. 

  • Must be intrinsically motivated, detail oriented and outcome driven. 

  • Must be comfortable building relationships/trust with team members to build culture, drive results and promote accountability.  


Reporting: The Preconstruction Manager reports to the CEO.

Working Conditions

Compensation Package 

  • Start Date: TBD 

  • Status: Full-Time, Exempt 

  • Schedule: General working hours of Monday-Friday 7AM – 4:30PM. Flexible work hours, but work may require night or weekends depending on project deadlines. 

  • Pay Rate: $100,000-$145,000+ depending on experience. * 

*This pay rate is the good-faith and reasonable estimate of the range of possible compensation at the time of this job posting. Carlton Electric reserves the right to ultimately pay more or less than the posted rate if they believe the new range is determined in good-faith. Carlton Electric reserves the right to adjust compensation based on, but not limited to, approved factors such as seniority, merit, quantity and/or quality systems, location, education and/or training, and required travel.
